Scope of Services

Centennial Yards Company seeks a qualified vendor to provide comprehensive Integrated Pest Management (IPM) services for its growing mixed‑use development in Downtown Atlanta. The selected partner will deliver a two‑year program focused on proactive, environmentally responsible pest mitigation across residential, hospitality, retail, entertainment, and back‑of‑house operational environments.

The program must ensure a pest‑free environment while maintaining compliance with all applicable health, safety, and operational standards.

Services include:

  • Management of common pests, including:
    • Rodents (rats/mice)
    • Cockroaches
    • Flies
    • Ants
    • Stinging insects
  • Specialized services (as add/alternate):
    • Termite bond and service
    • Bird control
    • Other specialized pests as needed
  • Inspection program
    • Monthly interior and exterior perimeter walkthroughs
    • Documentation of all sightings, applications, and recommendations via digital reporting
  • IPM standards
    • Prioritize non‑chemical controls such as exclusion, sanitation, and trapping
    • Use pesticides only as needed and in compliance with regulations
  • Emergency service response
    • Guaranteed on‑site response within required timeframe (4–24 hours depending on urgency)
  • Program documentation
    • SDS sheets for all chemicals used
    • Maps showing trap and bait station locations
    • Technician licenses and insurance certificates

    • One‑time initial clean‑out/setup fee (if applicable)
  • Proof of insurance
    • General liability
    • Workers’ compensation
  • Certifications and experience
    • Minimum 5 years of commercial/industrial experience
    • Relevant certifications such as QualityPro or GreenPro
  • Technology capabilities
    • Electronic trend reporting
    • Barcode scanning for traps

    • Three references from facilities of similar scale or complexity

Scope of Services

To select a vendor for comprehensive janitorial and building maintenance services for Centennial Yards, a 50-acre mixed-use development in Downtown Atlanta. The selected partner will provide a full suite of services across residential, retail, hospitality, and entertainment assets, ensuring top-tier cleanliness and maintenance standards.

Services include:

  • Daily cleaning of common areas, plazas, vertical transportation corridors, trash rooms, loading docks
  • Trash removal and porter services for retailers without back doors
  • Periodic power washing and high/low dusting
  • Maintenance tasks such as light painting, repairs, graffiti removal, furniture arrangement, and tenant space clean-outs
  • Coordination for large-scale events (150–200 annually)
  • Transparent reporting and sustainability practices

 

Proposals must include staffing plans, operational strategies, EBO inclusion (38% target for minority/female-owned businesses), fee breakdown, and compliance with Centennial Yards Service Agreement.

RFP for Architect of Record F1 Project

Scope of Services

To award an Architect of Record for the F1 project which adds to the existing housing stock and emerging multifamily landscape at Centennial Yards, with 220 units intended to be affordable. The selected architect will enter into a CIM-custom agreement form and will be responsible for design and coordination of all design work required for a comprehensive design process and include all disciplines necessary to provide a complete, accurate and fully coordinated set of design and construction documents across all design and engineering disciplines. Proposed scope of services should be allocated among the following design phases:

 

  • Concept Design
  • Schematic Design
  • Entitlement Submittal (SAP and LDP application)*
  • Design Development
  • Construction Documents (including bid sets)
  • Construction Administration (assume 20 months of construction and include closeout responsibilities after Substantial Completion)

The primary objectives for our security operator partnership are:

– To establish and maintain a top-tier security management system within the Centennial Yards development, encompassing all security across differing asset profiles and use cases.

– To facilitate essential security management functions, including monitoring, security, access control, and traffic mitigation strategies.

– To commit to ongoing analytics, maintenance, upgrades, and consistent delivery of high-quality security services throughout the contractual period.

– To ensure transparency in all operations including data-driven reporting offerings to better inform overall strategy.

– To allow for an efficiently scaled staffing plan contemplating the staggered delivery dates of the master plan.

– To facilitate integration with broader transportation initiatives
